Maintenance Report: November 2020

Road Resealing- We have received bids for road resealing for early 2021. This is vital maintenance that should be performed every 3-5 years (we are on year 4) according to the pavement companies I spoke with. The last time we had this done was before Hurricane Irma, and a significant amount of yard debris was piled on the road for weeks, then the trucks that picked up the debris left some scrapes in the pavement. With maintenance, our roads should last another 12-15 years. The cost to completely replace our roads would run approximately $215,000

Entry Landscape update: The entry palms have been treated and are growing back well. The flagpole will need to be either repainted or replaced soon. I am researching the cost of rock to replace the mulch in front of our entry signs and in the median so that it does not wash out every rainy season. The lighting timers have been replaced and are functioning correctly.

 

Berm Maintenance: ELE is responsible for the maintenance of the side of Eagle Ridge Drive that abuts our property. In years past we have held berm clean up days where neighbors would volunteer to help clean out the weeds, invasives and trash. This has not been done for many years and the berm had reached a state that required professional help. We have had the berm cut back and cleaned, the water drains uncovered. This will be done twice a year. We ask that anyone living adjacent to the berm keep their plantings trimmed back away from the berm.

 

Canal Issues: Over the past few years we have seen significant erosion in the drainage canal between our community and Audubon Cove apartments. This is our responsibility. Several homeowners on the canal have expressed concern regarding the erosion. I have been researching the feasibility of having the repairs needed done, this will require engineering, permits, equipment because of the soil issue. This is an ongoing issue; we have reserves for this. It has not been dredged since it was built and is greatly in need of maintenance. The BOD would like to have this done correctly so it isn’t simply a stopgap solution.

Lake health/Aeration: The lake is maintained by a lake maintenance company but would benefit from aeration, this would provide needed oxygen and encourage beneficial plant growth and could reduce the amount of chemicals needed. Research into this issue has just begun.
